Ontario's Residential Tenancies Act provides significant protections for tenants. Landlords cannot evict you without following the proper legal process — which includes serving the correct notice and obtaining an LTB order.

If you've received a Notice of Termination (N4, N5, N12, N13, or others), you have the right to dispute it at the LTB. Many notices are improperly served or factually flawed — and those defects can be the difference between keeping and losing your home.

N4 — Non-Payment

If you've received an N4, you may be able to void it by paying the outstanding amount. We advise on your options and deadlines before the hearing.

N12 / N13 — Own Use

Landlord claiming they want the unit for personal or family use, or for major renovations. These notices are frequently abused and can be successfully challenged.

N5 / N6 / N7

Notices for damage, interference or illegal acts. We help you respond, present your evidence, and defend your tenancy effectively at the hearing.
