Ontario's housing tribunal.

The Landlord and Tenant Board (LTB) is the adjudicative tribunal responsible for resolving disputes under the Residential Tenancies Act, 2006 (RTA). It handles applications from both landlords and tenants across Ontario.

LTB hearings are conducted via videoconference (Zoom), telephone, or occasionally in person. The process involves filing applications, serving documents, submitting evidence, and appearing before a Member to argue your case.

While the process may look informal, decisions carry the force of law — including eviction orders, rent repayment orders, and rent abatements. Getting the procedure right matters.

L1 — Rent Arrears & EvictionApplication to evict a tenant and collect unpaid rent.
L2 — Eviction (Other Reasons)Persistent late payment, illegal acts, damage, overcrowding.
L3 / L4 — Agreement TerminationsTenants who agreed to leave but didn't vacate.

How LTB proceedings work.

File & Serve

Applications are filed online or by mail, with specific requirements for serving the other party. Errors at this stage can derail a case before it starts.

Hearing Date

Most LTB matters are heard on a block hearing docket. Preparation of disclosure packages and written submissions is critical.

Order & Enforcement

Orders can be enforced through the Sheriff's office, Small Claims Court, or Superior Court depending on the type and amount.
